What Dholera actually is

Dholera SIR, short for Special Investment Region, is a planned industrial and manufacturing smart city on the flat coast of the Gulf of Khambhat, in Ahmedabad district, about 100 km southwest of Ahmedabad. It is planned across roughly 920 sq km, of which about 422 sq km is urban-developable, and it was created under the Gujarat Special Investment Region Act of 2009 as the largest node of the Delhi-Mumbai Industrial Corridor.   • It is early stage. Only about 22.5 sq km of the roughly 920 sq km is meaningfully built, and the region is phased over about 30 years toward 2040 to 2042, an end year stated inconsistently across sources. Your horizon has to match that.
  • Timelines have slipped. The airport opening has been a slipping target for years, and the wider DMIC has a documented history of delays. Business Standard in 2017 described the DMIC as a tale of abandonments and delays.
  • Land acquisition was litigated. The Gujarat High Court stayed SIR acquisition in 2015 after farmer petitions, and a 2017 report found only about 290 of more than 900 sq km then secured.
  • Assured returns are not real. Claims of guaranteed appreciation are speculative marketing, and no government source guarantees appreciation.
  • Title and status traps exist. Documented red flags include agricultural land marketed as in the SIR without Non-Agricultural conversion, plots far outside the Activation Area, unregistered or non-RERA projects, and unclear title.

  4. Inspect the title chain. Verify the sale deed, mother deed, a 30-year Encumbrance Certificate, the 7/12 extract and tax receipts. Unclear title is a documented red flag.
  5. Prefer plots near the Activation Area. Proximity to the Activation Area, a clear Final Plot number, N.A. status, and closeness to the airport, expressway and central spine are the documented price drivers. Plots far outside the Activation Area are a red flag.

Understand the units before you buy

Dholera land is quoted in a mix of units: square feet, square yards, bigha and acre. Developed plots are usually priced per square yard or square foot, and raw or agricultural land per bigha or acre. Some safe conversions to hold onto: 1 acre equals 4,840 square yards equals 43,560 square feet, and 1 square yard equals 9 square feet. Be careful with bigha, which in Gujarat is commonly about 2,500 square yards, roughly half an acre, but is not standardised and varies by region, so always confirm locally.
