Almost every Dholera page online is trying to sell you a plot. The primary record is not. It sits on one government portal, dholera.gujarat.gov.in, run by the Dholera Special Investment Region Development Authority (DSIRDA) and the project company DICDL. Who runs Dholera, in one paragraph
DSIRDA is the statutory planning and land authority for the region. The city itself is built by a Special Purpose Vehicle, Dholera Industrial City Development Limited (DICDL), formed on 28 January 2016 as a joint venture: the Government of Gujarat holds 51% through DSIRDA and the Government of India holds 49% through the NICDC Trust. NICDC, formerly DMICDC, is the central nodal agency for the wider National Industrial Corridor programme, of which Dholera is a node of the Delhi Mumbai Industrial Corridor. The one portal every buyer forgets: GUJRERA
The planning portal tells you what the city is. The Gujarat Real Estate Regulatory Authority portal, gujrera.gujarat.gov.in, tells you whether the specific project taking your money is legally allowed to. Under RERA 2016, plotted developments and projects must register before they market or sell. Ask the seller for the exact registration number and check it yourself here. What the official record does and does not say
The government portal is the right source for durable facts: the 920 sq km planning area, roughly 580 sq km developable and about 422 sq km set for urban development, six sanctioned TP schemes, Phase I as TP1 plus TP2 over about 153 sq km, and the sector list from defence and electronics to solar. It is careful about targets: employment and population figures are long-range goals, and it does not publish a guaranteed plot price or a firm airport opening date. Where the portal is silent, DholeraPulse says so rather than filling the gap with a broker's number.
